The Saywitz Company is looking for an on-site/resident manager for our apartment communities in Cathedral City, CA. The apartment complex consists of 50 units located at Bankside Drive and HWY 111 in the Cathedral City Cove area near the new Agua Caliente Casino. Some of the properties have swimming pools, are security gated, and have assigned parking and multiple on-site laundry facilities for the residents. The property was recently renovated. The unit sizes are studio, 1 bedroom, and 2 bedrooms. The address is 37156 Palo Verde, Cathedral City.
We are currently looking for an on-site resident manager who would live on the property and occupy one of the units. A couple or two people is preferable as it is a large complex. The resident manager’s unit would be a remodeled 1-bedroom unit. THE ON-SITE MANAGER POSITION DOES NOT PROVIDE A SALARY and ONLY PROVIDES A DISCOUNTED MONTHLY RENT.
APPLICANTS NEED TO READ THE ENTIRE JOB POSTING AND WILL NEED TO HAVE SOME OTHER SOURCE OF INCOME TO SUPPLEMENT THE RENTAL DISCOUNT PROVIDED AS THIS IS NOT A FULL-TIME POSITION AND DOES NOT PROVIDE A PAYCHECK OR SALARY.
The normal monthly rent for the 2 bedrooms at the property is $2,095 per month. The on-site resident manager will be provided with a discount of $800 per month and will be required to sign a one-year lease the same as if they were renting a regular apartment.
Duties for the on-site/resident manager will include the following:
1. Reside at the property and provide general oversight on a day-to-day basis.
2. Assist in showing vacant units and renting empty units as they come due.
3. Coordinate with the company’s maintenance staff for minor maintenance items on the property to ensure that they are maintained at a professional level. Any remodeling of empty units is handled by our maintenance staff and does not require assistance from the resident manager.
4. Ensure the property is kept in a safe and clean condition including but not limited to picking up any trash you see on the property, keeping gates closed, cleaning the trash area if overflowing, and making sure all onsite laundry facilities are kept clean and orderly.
5. Coordinate with pool vendor and landscaper for maintenance and upkeep of the pool and grounds.
6. Assist in the collection of rents and distribution of notices at the property including notices of inspection, 3-day notices to pay or quit, and other tenant information notices.
7. Address any social issues or parking issues at the property which may arise.
In addition to discounted rent, the on-site resident manager will also receive leasing commissions for assisting in the renting of available units. The leasing commissions range from $100-200 per unit. The resident on-site manager will need a working computer, cell phone, and working internet to be able to communicate with the company’s management corporate office.
This is an excellent opportunity for a couple or individual who has additional income and is looking to supplement their income. Previous property management and/or maintenance experience is a plus but not required. We are looking for conscientious, loyal, and dependable people.
